We have enough experience to know
that portions of the remodeling industry are outdated. Countless
times a plan is presented to us to bid upon. This is often
a preliminary plan lacking information such as final finish
selections, proper engineering, and in some cases, even proper
measurements. Often this preliminary plan is presented to
three builders for bidding purposes. How is it possible to
receive an apple to apples quote? One builder may catch an
engineering flaw while the other two don't. Cost estimates
for missing selections could be set differently between the
three builders. Usually the homeowner ends up with three bids,
each with a different scope of work as well as a range of
costs. Lastly, and perhaps the most frustrating, is the range
of ballpark numbers indicate that the design for the project
exceeds the clients intended budget. This simply does not
work and wastes a tremendous amount of time and energy for
all parties involved. We believe we have a better process
to solve this ages old remodeling shortcoming.
Our philosophy about remodeling:
Remodeling is an invasion of your home. Plain and simple.
It can be inconvenient, frustrating and time consuming
even
when the project is going smoothly. We feel our approach to
remodeling is different and we've summarized that for you
below.
Our process:
1.
The first step in getting started with a Timberland
Construction remodeling project
is a phone call to setup an appointment for an on site project
appraisal. We will arrange for a mutually agreeable time to
meet with you on site to discuss your project. In general,
this meeting lasts 2 to 3 hours depending on the project.
During this meeting, you should be prepared to discuss the
following:
 |
What goals are you trying to
meet with this project? |
 |
Do you have any particular
problems, no matter how small or trivial, that you seek
to solve thru remodeling? |
 |
What are your
specific ideas about the level of finishes for your project?
|
 |
We need to examine your homes
in-place systems to identify any efficiencies or deficiencies
that may impact your project. |
 |
We will discuss the homeowners
anticipated project budget, design requirements and your
anticipated final result. |
2.
After our initial meeting, we take the information acquired
during our conversations and generate a detailed project budget.
We do this before undertaking any design work. Once the budget
is in place, we begin to undertake our preliminary construction
drawings. During the review phase, we seek the homeowner's
comments and critiques to create a revised set of final construction
drawings. We also request that the homeowner finalize all
of their selections during this time so that we may minimize
the use of estimates in our final construction budget.
3.
With a signed construction contract, final construction drawings
and owner selections completed, we are ready to begin our
remodeling project. Timberland draws from a select
base of vendors, subcontractors and tradesman who will become
members of the remodeling team. We strive to create an atmosphere
of open communication between all members of the construction
team in order to work in a timely and efficient manner. We
monitor the budget and schedule and keep you up to date on
the progress of the job. Changes that can arise during the
course of the remodeling project can be addressed with you
in a quick and seamless manner to keep your home moving forward.
This saves you time and money.
4.
Upon completion, we walk thru the entire project with you
to develop a list of items that require ongoing attention
for you as homeowner as well as a list of final items for
us to address to bring this project to completion. We additionally
provide for a four month followup and one year walkthru after
completion to address any items that may be of concern to
you as homeowner.
From inception to completion, our program
strives to create a system of constant communication between
the homeowner, Timberland Construction
and our Remodeling team. We rely on constant communication and
homeowner education to create a relationship - and to complete
a project - that will last a lifetime.
